How to use the results
- Down payment: Spanish banks usually lend non-residents a smaller share of the price than residents, so plan for a bigger deposit if you do not live in Spain.
- Purchase tax: transfer tax on resale homes and VAT plus stamp duty on new builds are set by law and region. The defaults are for Andalucía; change them for other regions.
- Cash you need: banks rarely lend for taxes and fees, so this is the money you must have available on the day of signing.
- Debt-to-income: add your net income to see how your total debt payments compare with what many Spanish banks accept.
